Pet Policy
We know pets are an important part of many people’s lives. Our aim is to be as pet friendly as possible while making sure the building remains comfortable, safe, and enjoyable for everyone who lives here. This policy is intended to comply with the relevant provisions of UK renters’ right legislation and to ensure that residents rights are respected alongside responsible pet ownership.
This policy explains how residents can request permission to keep a pet and how we can all help maintain a happy, respectful community for residents, staff, visitors, and animals.
If you would like to keep a pet, please send a written request to the General Manager of the building.
When a request is received:
It will be considered on a case-by-case basis.
The request will be acknowledged once received, and a response with the outcome will be provided as soon as possible and within a reasonable timeframe, usually within 7 days.
Permission will not be unreasonably refused.
In some cases, we may ask for additional information to help us understand the pet and whether the building is suitable.
If a request cannot be approved, the reasons will always be explained clearly in writing.
Assistance animals that support a disability are protected under the Equality Act 2010 and are permitted. Residents are encouraged to let the team know so we can help with any access arrangements if needed.
Each request is considered individually. When reviewing a request, we may consider things such as:
The size and layout of the apartment
The welfare needs of the animal
The layout of the building and shared spaces
Any potential safety or nuisance concerns
Many common household pets - such as cats and dogs - can usually be accommodated, although other pets may also be considered depending on the circumstances.
In some situations, a request may not be approved where there is a reasonable and lawful basis, for example where:
The animal requires a licence under the Dangerous Wild Animals Act 1976
The animal is prohibited under the Dangerous Dogs Act 1991
The animal would be unsuitable for the property having regard to the size of the apartment
Animals kept for breeding, commercial activity, or large-scale keeping are generally not suitable for the property.
Residents who keep pets are responsible for making sure they are properly cared for and do not cause disturbance to neighbours.
Pet owners should ensure that:
Pets are cared for in line with the Animal Welfare Act 2006
Pets are kept under control in communal areas
Dogs are kept on a lead in shared indoor spaces where appropriate
Pet waste is cleaned up promptly
Pets do not roam freely in corridors, stairwells, or internal communal areas
We want the building to remain a comfortable place to live for everyone, including residents who may not have pets.
We want pets to live happily in the building alongside other residents. Pet owners are responsible for making sure their pet behaves in a safe and considerate way.
Pets must not:
Show aggressive behaviour towards residents, visitors, staff, or other animals
Cause persistent noise disturbance, such as repeated barking
Damage communal areas or create hygiene issues
Be allowed to roam freely in shared spaces
If concerns arise about a pet’s behaviour, the on-site team will speak with the resident to help resolve the issue.
Where problems continue despite reasonable steps being taken, the situation may need to be reviewed and, in serious cases, permission to keep the pet may need to be reconsidered.
Pets are not permitted in indoor amenity areas, including:
Shared kitchens
Gyms
Cinema rooms
Outdoor areas may be used where permitted, provided pets are supervised and owners clean up after them.
Residents should avoid leaving pets alone for extended periods if this could cause distress to the animal or disturbance to neighbours.
If you are away from home for a longer period, please arrange suitable care for your pet.
Residents are responsible for ensuring their home remains suitable for the welfare needs of their pet.
This includes making sure the pet has appropriate space, exercise, care, and attention, and that the number of animals kept in the apartment remains appropriate for the size and layout of the accommodation.
If concerns arise about an animal’s welfare, the on-site team may discuss the situation with the resident to help ensure the pet’s needs are being met.
Residents with pets should provide an emergency contact who can take responsibility for the animal if the resident cannot be reached.
This should be someone who could attend the property at short notice if needed. Please ensure this information is kept up to date.
Where required by law:
Dogs must wear a collar and identification tag in public
Residents must comply with all relevant animal control legislation
Residents remain responsible for any damage caused by their pet beyond normal wear and tear.
Where appropriate, the cost of repairs or additional cleaning may be recovered through the deposit, in line with deposit protection rules and legal limits.
Residents may choose to hold their own pet or liability insurance, although this is voluntary
If concerns arise about a pet, our first approach will always be to work with the resident to resolve the issue.
However, if serious problems continue - such as ongoing nuisance, safety risks, or repeated breaches of this policy - permission to keep the pet may need to be reconsidered.
This policy may be updated from time to time to reflect changes in legislation or building management practices. Residents will be informed if any significant updates are made.
