Canada Water is one of South East London's best places to live right now.
New apartments, green space, and fast transport links are drawing a wave of new residents to SE16, and it's easy to see why. The neighbourhood sits right on the water with a pace of life that's a lot calmer than you'd expect from Zone 2. At the same time, it's really well connected. Canary Wharf is two minutes away. London Bridge is five. The Overground gets you pretty much anywhere else. The Canada Water Masterplan means the area is only going to improve.

Where is Canada Water?
Canada Water is in the London Borough of Southwark, close to Rotherhithe, Surrey Quays, Bermondsey, and Canary Wharf. It's a Zone 2 location with fast access across the city on the Jubilee line and London Overground. At the heart of the neighbourhood is Canada Water Dock, a large freshwater lake which gives the area its name.
For renters, the location is the main draw. A West End show in fifteen minutes. Borough Market one stop away on the Jubilee line. Greenwich Park a short ride in the other direction. For couples and working professionals, you get all the perks of the city without the Central London prices.

Why is it called Canada Water?
In the 19th century, long before the cafés and modern apartments arrived, Canada Water was a working dockland handling timber imports arriving from Canada. This was used in homes, furniture, and construction across the city. One of the main docks was called Canada Dock. Over time, the name spread beyond the dock itself and locals started calling the surrounding stretch of water Canada Water.
This name stuck, even after the docks closed.
The neighbourhood today
After the old dock closed, it was turned into a freshwater lake. This sits at the centre of the neighbourhood today. New homes were built. Public spaces, shops and local amenities followed. Then the Jubilee line extension came along, connecting Canada Water directly to Canary Wharf, London Bridge, Westminster, and beyond. That changed everything. Suddenly Canada Water wasn't just a quiet corner of SE16, but a well-connected, well-priced neighbourhood within easy reach of the whole city.
Original dock structures still stand by the water and many street names nod to the area’s shipping past. It is a neighbourhood that feels lived-in and looked-forward-to at the same time.

Green space and the waterside
The dock gives the area a relaxed, open feel. Southwark Park and Russia Dock Woodland are both close by, and the Thames Path puts Bermondsey and Greenwich within walking distance. The kind of outdoor lifestyle that sounds nice in theory and turns out to be even better when you're actually living it.
Ongoing regeneration
The Canada Water Masterplan is one of London's biggest regeneration projects, led by British Land. New places to eat, work, and socialise are all in the pipeline. Investment in the area is already visible, and for anyone thinking about living here, that only adds to the long-term appeal.
